Renting a room, house or flat to offer serviced accommodation is a creative way of earning extra income from a property that you do not need to own!
You simply rent a property or room from a landlord and then rent out the room/s for short stay let purposes by advertising them on several room booking platforms.
You pay the landlord a fixed rent every month, cover all costs up to a certain value and keep the profit for yourself!
A House in Multiple Occupation (HMO) is a property, generally a house or flat in which is shared by 3 people or more who rent their room and the properties communal spaces on an individual basis.
This is a great strategy for a homeowner, landlord or rent to renter as it will allow you to collect rent from multiple occupants rather single occupant or family. This as result can give more rental income and made you more money every month than the traditional buy to single let strategy .
This strategy can even result in an increase in the rental yield for property.
The Buy, Refurbish, Refinance, Rent strategy or Buy, Refurbish, Sell (flip) strategy is a great way of making a lucrative income through property.
The procedure is to buy a property below market value, which will often need some work doing to it. Push the value up by doing a refurb on the property then either refinancing the property at it's new value to pull all or most of your money out and then renting out the property. If you do not want to refinance and rent out the property for any reason, you can simply sell the property at it's new refurbished value and make a nice profit from your investment.
A lease option agreement is a legal arrangement in which allows you the buyer to take over a property as the landlord with the option (not obligation) to purchase the property at an agreed price in the future. You will pay the home owner a fixed amount each month and collect rent from the occupant who is renting the property off you, giving you a nice monthly profit.
This is also a fantastic strategy to use when investing into property as it allows you to take over the management of a property (without owning it at first) collect a monthly income from it and have the option to buy its at 'today's price' in a few years when the capital appreciation is likely to have gone up. If for any reason you change your mind about purchasing the property during the agreement, you have the option to walk away.
